Why League City yards hold water

League City properties frequently combine flat grades, clay-heavy soil, intense rain, roof runoff and closely spaced improvements. Water may enter from several directions and collect beside patios, fences, foundations or landscape beds where the original slope no longer provides a dependable exit.

New concrete, landscaping, pools, sheds, additions and neighboring improvements can also change how water moves. That is why the inspection should consider the full drainage area rather than only the wettest visible spot.

How we plan a drainage system

  1. Document the problem — the owner explains when and where water appears, how long it remains and whether gutters, patios or neighboring grades contribute.

  2. Review elevations and flow — we identify high points, low points, collection areas and possible discharge routes using site observations and measurements appropriate to the scope.

  3. Select collection components — catch basins, channel drains, French drains, gutter connections or grading are chosen based on how the water reaches the system.

  4. Plan the underground route — pipe size, slope, fittings, cleanouts, access, utilities and crossings are reviewed before excavation.

  5. Install and protect the system — trenching, bedding, pipe, connections and surface components are installed according to the approved scope.

  6. Restore and explain — disturbed lawn, soil, stone or landscape areas are restored as specified, and the owner is shown the discharge and maintenance points.

French drains, solid pipe and catch basins

These components solve different parts of a drainage problem. A French drain can receive subsurface moisture through a permeable trench assembly. A catch basin collects surface water at a defined low point. Solid pipe carries collected water without intentionally releasing it along the route. A channel drain intercepts water across a longer hardscape edge.

A dependable design may combine several components. The proposal should state where water enters the system, what type and size of pipe is used, which gutters are connected, where cleanouts are located and how the system discharges.

Gutter connections and roof runoff

A roof can concentrate hundreds of gallons of water during a heavy storm. Downspouts that empty beside the slab, patio or fence may overwhelm a low yard area. Connecting gutters to a properly sized underground route can help, but the downstream pipe and discharge must be able to carry the added volume.

We do not connect every downspout automatically. The system is reviewed as a whole so one correction does not shift the flooding to another part of the property.

Drainage near foundations, patios and fences

Water beside a foundation can contribute to soil movement, staining, erosion and persistent moisture. Water trapped against patios may create slippery surfaces and landscape damage. Fence-line work requires care around posts, neighboring grades and buried utilities.

The objective is positive, controlled movement while protecting the structure and the owner's usable outdoor space. Drainage work should also respect property boundaries and applicable discharge requirements.

Residential and commercial drainage

Residential work often focuses on yards, patios, gutters, foundations, pools, fences and landscape areas. Commercial or institutional drainage may involve larger collection areas, parking lots, walkways, buildings, detention features, utilities, phased access and coordination with engineering or civil drawings.

Drainage questions

How much does a drainage system cost?

Cost depends on total length, pipe size, excavation depth, access, soil, number of inlets and gutters, crossings, discharge location and restoration. A site-specific scope is more reliable than a generic price per foot because two yards with the same pipe length can require very different work.

Do you use corrugated pipe or solid PVC?

The material should match the system design and site conditions. For many controlled conveyance routes, solid smooth-wall pipe provides predictable flow and cleaning access. Perforated components may be used where the design intentionally collects subsurface moisture. The proposal identifies the selected material.

Where will the water go?

The discharge depends on the property, elevation, public drainage availability and applicable rules. The route must be identified before installation. We do not promise a discharge location that has not been evaluated.

Can all gutters be connected?

Often several gutters can be connected, but the combined volume, pipe capacity, elevation and discharge must be checked. Adding roof runoff to an undersized route can make the problem worse.

Will the yard be restored?

Restoration is defined in the written scope. It may include trench backfill, grading, sod replacement, decorative stone or landscape-bed restoration. Exact matching of mature turf or existing materials may not always be possible and should be discussed before work begins.

How is the system maintained?

Catch basins, grates, channel drains, cleanouts and discharge points should be checked for leaves, sediment, roots and damage. Maintenance frequency depends on trees, soil and runoff. We identify accessible components when the project is completed.
